Do i need one and what are they?
Lease plans are much like floor plans for other properties, except they are drawn to scale and mark the property boundary lines within a building and are also registered to the land registry
Lease plans can be very complicated things, not only should the leased area be included and shown, the access by the leaseholder should be measured and recorded, this would include things like communal areas( rights of access) including any storage, parking, access, shared facilities. Missing areas off that were previously recorded , would have an impact on the title deeds in the future sale of the property, it is important to get this right as failure to do so would mean the plan could not be drafted with full compliance.

HMO Plans
Do i need one and what are they?
HMO plans are much like Lease plans for they are drawn to scale like lease plans, but each area is marked separately with colour to distinguish between individual, communal areas and safety features.
HMO Plans are used to register HMO’s with the local authority which is essential in order to be granted the “HMO Licence”, as part of this it is required to show emergency exits, emergency lighting and all fire prevention apparatus.
A house in multiple occupation ( HMO ) is a property rented out by at least 3 people who are not from 1 ‘household’ (for example a family) but share facilities like the bathroom and kitchen. It’s sometimes called a ‘house share’.
